For 40MHz channels, there are two in UNII-1, a further two in UNII-2a and another two in UNII-3.

Yes, you're right, although there are 6 non-overlapping channels available, 2 are reserved for DFS (Dynamic Frequency Selection). Hence, only four remain, thus the answer.
